What a New Roof Costs on the Space Coast

Most roofing companies will not put prices on their website. We will. The numbers below come straight from our own completed jobs across Brevard County, not from a national cost calculator. Every roof is different, so treat these as honest ranges, then get a real number for your home with a free estimate.

The short answer

  • Roof repairs: most of our completed repair jobs land between $1,600 and $5,600, with a typical job around $2,500.
  • Full roof replacement: most of our completed replacements land between $13,000 and $22,000, with a typical job around $18,000. Larger or more complex homes can run $35,000 and up.

These figures are drawn from our completed roofing jobs on the Space Coast as of August 2026: 45 full replacements and 23 repair jobs, real signed-contract totals. We update them as our job history grows.

What actually moves the price

  • Size of the roof. Roofers measure in “squares” (100 square feet). More squares means more material and more labor.
  • Material. Architectural shingle is the most common choice here. Metal and tile cost more up front but last longer in Florida sun and salt air.
  • Pitch and complexity. Steep roofs, multiple stories, hips, valleys, and skylights all add labor time.
  • Decking condition. If we open the roof and find rotten plywood, it has to be replaced. This is the most common surprise cost, and no honest roofer can quote it precisely before tear-off.
  • Code items. Florida building code requires specific underlayment, fastening, and sealed roof deck details. Quotes that look cheap sometimes get there by skipping these.
  • Permits and inspections. Every reroof in Brevard County is permitted and inspected. Permit costs vary by municipality.

Repair or replace?

If your roof is under 15 years old and the damage is localized (a leak, a few wind-lifted shingles, flashing around a vent), a repair in the $1,600 to $5,600 range usually makes sense. If the roof is 20 or more years old, repairs become a treadmill: you fix one spot and the next weak spot opens up. At that point the replacement usually wins on total cost, and it resets your insurance and warranty position.

Insurance and financing
